Initial Meeting

We evaluate each project based on the ability to meet the project requirements, including scope, time/ scheduling, aesthetic requirements and budget. Our initial meeting will serve to further explore your project requirements and determine if we are a suitable fit for your project. This initial meeting is complimentary and has no associated fees. ​

Proposal
Agreement for Services

Following our initial meeting, we will issue a written proposal and Agreement for Services, for review and approval. The proposal/ Agreement for Services includes proposed fee structure, scope of services and estimated design schedule. Our services will only commence once we have fully executed a signed Agreement for Services.

Pre-Design

This phase is fundamentally a research and information gathering process. We compile and evaluate specific project criteria, including property information, regulatory and environment constraints, client requirements, site analysis, schedule, budget, code analysis and existing conditions documentation. This informational research and analysis is a critical component prior to commencing with the design process.​

Schematic Design

​This first phase of basic services initiates the design process. We review and process the data collected during pre-design to generate basic design concepts and spatial relationships. We prepare and present preliminary design concepts that illustrate proposed design solutions in terms of scale and relationships of the project specific elements. These typically include preliminary building plans and elevation drawings. This phase also initiates the preliminary examination of major building systems and construction materials.

Design Development

At this phase, we focus on more specific aspects, including building systems, finishes and construction materials. Based on the client approved schematic design documents, we further refine and develop the building plans, elevations and sections to fix and illustrate the character of the project. Also, based on the scope of the project, at the completion of this phase, we will assist with applicable jurisdictional planning department application and approval processes.​

Construction Documents

Based on the client approved design development documents, this phase further develops and refines the design development documents to set forth and fix in detail the elements of the project, including building systems, materials, finishes and other requirements for the construction of the work. This phase culminates in a detailed set of drawings and specifications, ready for building permit submittal with the authority having jurisdiction, contractor bidding or negotiation and construction.​

Bidding/ Permitting

We will assist in preparing the building permit application and submittal documents as required for approval by the authority having jurisdiction. We will also assist in compiling, distributing and evaluating the bid or negotiation package with prospective contractors.​

Construction Administration

​After a contractor has been selected, a permit is issued and the contract is awarded, we will act as your agent on-site, monitor the progress of construction, review submittals, review applications for payment and observe conformance with the contract documents.
The process phases are sequential, with each phase building upon the work completed and approved in the preceding phase. We begin with the conceptual and fine-tune to the definitive. We believe successful projects are a result of this refinement process.
